Mississippi Gulf Coast Home Sales Stats for March 2012

Hi Everyone!

 

Here is what has been happening for home sales on the Mississippi Gulf Coast.

 

The  number of Single Family units that SOLD  March 2012:      286

The Average SOLD price:                                                    $112,740

The Median SOLD price:                                                      $86,763

 

 

This compares to Feb. 2012

The number of Single Family units that SOLD Feb 2012           251

The Average Sold Price:                                                     $111,682

The Median Sold Price:                                                       $95,000

 

And compares with a year ago March 2011

The number of Single Family units that SOLD Mar. 2011          299

The Average Sold Price:                                                    $113,745

The Median Sold Price:                                                      $95,000

 

So home sales are up since Feb, but the price of homes has mixed results. And compared to last year in Mar. Both the number of home sales and price have fallen.   We are still getting alot of foreclosures being sold on the market. With investors buying up low priced homes. In fact, out of the 286 homes that sold in March, 127 of them were all cash! That's over 44% of the homes purchased last month.

Feb 2012 Home Sale Stats for the Mississippi Gulf Coast

Housing Stats for Feb. 2012:

 

Number of Homes SOLD:                    251

Median Sold price:                          $95,000

Average SOLD price:                      $111,682

 

As compared to  Jan 2012:

Number of Homes SOLD:                   206

Median Sold Price:                         $91,951

Average Sold Price:                      $104,417

 

And compared to year ago Feb 2011

Number of Home SOLD                   198

Median Sold price:                      $97,000

Average Sold Price:                    $111,123

 

So as you can see, Feb 2012 has more homes sold than the month before and more homes sold than the previous year in February.  It also for the most part has had higher prices for the sales. This a very positive month for housing here on the coast.  Locally we had a great February and Nationally the housing new has been good as well.

January Home Sale Stats for the Mississippi Gulf Coast

Here are the Home Sale stats for the Mississippi Gulf Coast

 

For Jan.2012 The Total Homes SOLD                    206

Median Sold Price:                                        $91,951

Average Sold Price:                                      $104,417

 

This compares to Dec. 2011 Homes Sold:           295

Median Sold Price:                                        $120,000

Average Price:                                             $123,906

 

And for Jan 2011 the Total Homes Sold:          180

Median Sold Price                                         $98,250

Average Sold Price:                                      $114,146

 

So Jan 2012 is down in number of sold homes from Dec but up from the Jan a year earlier.  However,

The Median and Average price are down both  from the month before and the year before.  This information is collected by the Mississippi Gulf Coast Multiple Listing Service.

December 2011 home sale stats for Mississippi Gulf coast

Okay Everyone,

 

Here is what happened on the Mississippi Gulf Coast in Home sales for the month of December 2011

 

Number of Homes SOLD                 295

Average SOLD Price                  $123,906

Median SOLD Price                   $120,000

 

This compares with Nov 2011 homes stats:

Number of Homes SOLD              276

Average SOLD Price                $116,733

Median SOLD Price                 $100,000

 

And as compared to a year ago in December 2010:

Number of Homes SOLD             293

Average SOLD Price                $118,687

Median SOLD Price                 $100,000

 

So compared to the month before December was better than November in every way, both in sales volume and average and median price.  Compared to a year ago, December was about the same in number of homes sold (+2) but up in terms of average and median price.   Positive news for the Mississippi Gulf Coast

Good News for the Mississippi Gulf Coast Housing market!!!

Hi EVeryone!

 

The sales stats for November 2011 are now showing that November was a BETTER month than October in all 3 indicators.

The number of homes sold was up, the Median price of homes was up and the Average price of homes was up!

This is Great News.

Here is the breakdown, compared to October 2011 and to November 2010.

 

For November 2011:

Number of Homes/Condos Sold: 276

Median Price of Homes sold:       $100,000

Average Price of Homes Sold:     $116,733

 

For October 2011:

Number of Homes/Condos Sold:  232

Median Price of Homes Sold:       $86,250

Average Price of Homes Sold;      $113,834

 

For Novmber 2010:

Number of Homes/Condos Sold:  225

Median Price of homes sold:       $110,000

Average Price of Homes Sold;     $115,661

 

So November 2011 was a good month relatively speaking for the coast housing market!

October 2011 real estate stats for the Mississippi Gulf Coast

Hi Everyone!

Here are the stats for single family units on the Mississippi Gulf Coast for the month of October 2011. These stats come from the Ms Gulf Coast Multiple Listing Service.

 

Number of Single Family SOLD            232

Average Sales Price:                      $113,834

Median Sales Price:                       $86,250

 

This compares to Sept 2011:

Number of Single Family SOLD:          271

Average Sales Price:                     $112,603

Median Sales Price:                       $95,000

 

And compared to October 2010:

Number of Singe Family SOLD:          195

Average Sales Price:                    $124,816

Median Sales Price:                     $110,000

 

As you can see, we have increase the number of sold homes from October 2010 by approx.19%, but the average and median sales price has declined.  Also, as compared to Sept 2011 we have gone done by a little more than 14% in number of homes SOLD, but while the Average price has risen slightly, the median price has dropped.  So, we are still in a rollercoaster of sales here on the coast with no definite pattern of increase or decreasing sales or price emerging.  However, with the low value of homes as compared to 3 years ago, and the significantly lower interest rates on mortgages, THIS IS the time to buy!  If you would like to Buy or Sell your home, contact Gulf Coast Realty for all your real estate needs on the Mississippi Gulf Coast.

Mississippi Gulf Coast Real Estate stats for September 2011

Well the stats are out for Sept 2011 for Single Family Unit Sales for the Mississippi Gulf Coast.  Gulf Coast Realty compiles these stats every month, so you can keep track of the LOCAL real estate market, and not just rely on National stats. These stats come from the Mississippi Gulf Coast Multiple Listing Service.

 

Sept. 2011

Single Family SOLD         271

Average Price:                $112,603

Median Price:                  $95,000

 

Aug 2011

Single Family SOLD        316

Average Price:               $113,616

Median Price:                $102,000

 

Sept. 2010

Single Family SOLD          241

Average Price:               $124,550

Median Price:                $117,900

 

As you can see, our sales and prices are down From the month before.  But, from a year ago September, the number of Single Family homes SOLD has increased from 241 units to 271 units.  The median and Average price, however, are down from a year ago.

So, While sales dipped from August, we at least have MORE sales than we did a year ago!

Foreclosures on the Mississippi Gulf Coast

WEll I looked at our local MS Gulf Coast MLS system this morning.  I wanted to see how many of our homes for sale

were listed as 3rd party/bank owned (Mostly foreclosures).  The number of properties that stated they were 3rd party/bank owned for the coast was 360.   The total number of properties for sale was 9892.  That's a small percentage of foreclosed properties to properties for sale. It works out to 3.64% of properties that are 3rd party/bank owned to ALL proprties for sale.

But, there is another satistic to consider.   When I took a look at the number of properties that SOLD here on the coast, I found that 889 properties sold in the last 90 days and out of that 251 were listed as 3rd party/bank owned.  That's 35.41% of all sales in the last 90 days were 3rd party/bank owned according to our MLS. 

I then took it a step further and looked at ONLY RESIDENTIAL properties. There are 782 residences that SOLD on the Mississippi Gulf Coast in the last 90 days.   The number of residences that were 3rd party/bank owned was 240.  That's 32.58% of all residential sales in the last 90 days!   Foreclosures are certainly a HUGE part of our sales here on the Coast.
